Seller's Checklist For A Smooth Closing As soon as your home sells, contact several moving companies for prices and dates.
30 DAYS PRIOR TO CLOSING
Schedule an inspection for smoke detectors and/or certificate of occupancy. There is a nominal fee. Contact your insurance company to obtain a policy on your new home.
15 DAYS PRIOR TO CLOSING
Schedule final utility meter readings for the day of closing (see Utility list). Schedule an oil tank reading for the day before closing, if applicable. Be sure to bring it to the closing for reimbursement. Schedule a transfer or disconnection of your phone service. Go to the post office and complete a change of address form. Cancel newspaper delivery and/or provide them with your new address. Do not cancel garbage pick-up. If possible, provide collector with the name of the new owners. Let me know who the garbage company is and I will provide that information to the buyer's agent.
2 DAYS PRIOR TO CLOSING
Discuss final closing cost figures with attorney. Gather all pertinent paperwork.
CLOSING DAY
Please remember to bring the following to closing:
House keys Garage door openers Oil tank reading and transferable oil tank insurance, if applicable Original smoke detector certificate Original clear termite/carpenter ant certification You may leave any instructional pamphlets for appliances in the house.
