  Seller's Checklist For A Smooth Closing

As soon as your home sells, contact several moving companies for prices and dates.

30 DAYS PRIOR TO CLOSING

  • Schedule an inspection for smoke detectors and/or certificate of occupancy. There is a nominal fee.
  • Contact your insurance company to obtain a policy on your new home.

  • 15 DAYS PRIOR TO CLOSING
  • Schedule final utility meter readings for the day of closing (see Utility list).
  • Schedule an oil tank reading for the day before closing, if applicable. Be sure to bring it to the closing for reimbursement.
  • Schedule a transfer or disconnection of your phone service.
  • Go to the post office and complete a change of address form.
  • Cancel newspaper delivery and/or provide them with your new address.
  • Do not cancel garbage pick-up. If possible, provide collector with the name of the new owners. Let me know who the garbage company is and I will provide that information to the buyer's agent.

  • 2 DAYS PRIOR TO CLOSING
  • Discuss final closing cost figures with attorney.
  • Gather all pertinent paperwork.

  • CLOSING DAY
    Please remember to bring the following to closing:
  • House keys
  • Garage door openers
  • Oil tank reading and transferable oil tank insurance, if applicable
  • Original smoke detector certificate
  • Original clear termite/carpenter ant certification
  • You may leave any instructional pamphlets for appliances in the house.
